Weekly Hotel Performance Update – June 22-28, 2025

  • Room Nights Sold: San Diego County hotels sold 379,610 room nights, a slight decrease of 4,047 compared to the same week in 2024. There were a couple of factors at play beneath the surface:
  • Occupancy: The average occupancy rate was 81.5% (-3.7% YoY), ranking 6th among the top 25 U.S. markets and 2nd in the Western competitive set, behind Seattle (87.8%).
    • Top 3 National Markets: New York (89.5%), Seattle (87.8%), Denver (85.6%)
    • Top 3 Local Submarkets: I-15 Corridor (88.8%), La Jolla (87.7%), UTC (87.4%)
  • ADR averaged $241, up 2.0% YoY, while RevPAR was $196, down 1.5% YoY.
  • The convention center was in between events last week — the American Association of Nurse Practitioners and the Society for Human Resource Management. However, the latter contributed a combined 10,626 room nights as it got going on Friday and Saturday. Society for Human Resource Management boasts 11,970 rooms on peak and will contribute a substantial 38,000 room nights to the market this week, which will show up in next week’s report.
