

Hotels fared better during the last two weeks of November than in October and the first half of the month. For both weeks combined, San Diego properties sold 589,893 room nights, a 2.9% increase over the same period in 2024. However, combined with the lackluster performance experienced during the first half of the month, daily data through November 29 shows demand down 0.4% YoY while ADR slipped 1.3%. Combined with lower occupancy than last year, RevPAR dropped 4.7% YoY.
Last week’s report gives us a glimpse into the Thanksgiving weekend, and there is a lot to be thankful for. The WWE Survivor Series paid off in spades. For Thursday, Friday, and Saturday nights:
- Room night demand: 148,663 (+15.6% YoY)
- Occupancy: 73.9% (+12.1%)
- ADR: $185.40 (+0.9%)
- RevPAR: $136.98 (+13.1%)
- Revenue: $27.6M (+16.7%)
The differences are even starker when looking at just Downtown:
- Room night demand: 32,898 (+41.8% YoY)
- Occupancy: 73.9% (+42.2%)
- ADR: $176.92 (+10.0%)
- RevPAR: $130.81 (+56.5%)
- Revenue: $5.8M (+56.0%)
Weekly Hotel Performance: November 16-22, 2025
- Room Demand: 304,582 room nights (-1.5% YoY).
- Occupancy: 65.0% (-4.2% YoY); 14th among the top 25 U.S. markets and 4th in the western competitive set.
- Top Performing US Markets: New York (86.3%; -2.0% YoY), San Francisco (78.2%; +23.7% YoY), and Orlando (72.8%; -4.2% YoY).
- Top Performing Western Competitive Markets: San Francisco, Phoenix (72.3%; +4.2% YoY), and Los Angeles (68.4%; -3.4% YoY).
- Highest Performing Areas Locally: Pt. Loma-Airport (73.2%; +1.7% YoY), I-15 Corridor (70.8%; +6.7% YoY), and Downtown (68.5%; -11.0% YoY).
- ADR: $189.58 (+4.3% YoY).
- RevPAR: $123.28 (-0.2% YoY).
- Group Performance (Upscale+ Properties) and Convention Activity:
- Room Demand: 61,503 group room nights (+6.3% YoY).
- Occupancy: 29.6% (-2.1% YoY).
- ADR: $284.47 (+15.3% YoY).
- RevPAR: $84.19 (+12.9% YoY).
- Convention Center Activity: The convention center hosted the 2025 Annual Society for Neuroscience, generating a combined total of 37,952 room nights to the market.
Weekly Hotel Performance: November 23-29, 2025
- Room Demand: 285,311 room nights (+8.1% YoY).
- Occupancy: 60.9% (+5% YoY); 6th among the top 25 U.S. markets and 2nd in the western competitive set.
- Top Performing US Markets: New York (81.3%; +0.1% YoY), Oahu Island (70.7%; +1% YoY), and Miami (69%; +4.3% YoY).
- Top Performing Western Competitive Markets: Orange County (68.7%; +5.6% YoY, San Diego, and Los Angeles (58.7%; -1.7% YoY).
- Locally, Mission Bay and Del Mar/Oceanside submarkets reported the highest occupancy levels, both at 66.3%. Mission Bay experienced a 1.6% YoY increase, while Del Mar/Oceanside posted a 4.2% gain. These were followed by the I-15 Corridor at 64.3% (+9.9% YoY) and Point Loma–Airport at 60.7% (+1.3% YoY).
- ADR: $175.67 (+0.6% YoY).
- RevPAR: $106.90 (+5.5% YoY).
- Group Performance (Upscale+ Properties) and Convention Activity:
- Room Demand: 19,659 group room nights (+15.1% YoY).
- Occupancy: 9.4% (+5.7% YoY).
- ADR: $193.46 (-7.4% YoY).
- RevPAR: $18.26 (-2.1% YoY).
Convention Center Activity: The Convention Center hosted the Neural Information Processing Systems Foundation 2025 Conference, generating 1,674 room nights for the market during the week. In total, the conference is projected to contribute 39,184 room nights to the market as it extends into the first week of December.
