
Hotel performance ticked up a bit last week, with room night demand aligning closely with the same week in both 2023 and 2024. Still, March was a bit of a rollercoaster overall. Based on preliminary weekly data through March 29, San Diego hotels came up about 92,000 room nights short of last year.
That said, February’s final report included sizable upward revisions to the weekly data—so there’s a chance the monthly report for March could close that gap somewhat. We’ll know more when the full March data is released around April 18.
Here’s a snapshot of last week’s performance:
- Room Nights Sold: 344,087 — nearly identical to the same week in 2023 and 2024
- Occupancy: 75.9%, down 3.3% year-over-year
- San Diego ranked 9th among the top 25 markets and 2nd in the western competitive set, between Phoenix (76.1%) and Los Angeles (72.9%)
- Top 3 markets: New York (84.1%), Miami (84.1%), and Tampa (79.0%)
- Top-performing local submarkets: Mission Bay and Downtown (79.0% apiece), Pt. Loma (78.2%)
- ADR: $202, a modest increase of 0.6% compared to last year
- Group Performance (Upscale+): 47,729 room nights sold at an ADR of $288, up 1.0% year-over-year
- The convention center hosted one smaller event that contributed 13,000 room nights to the market
