Weekly Hotel Performance Update – Sept. 26 – Oct. 2, 2021

  • San Diego County hotel-room demand declined 32,000 room nights compared to the previous week, with 283,088 sold. Compared to the same week in previous years, 50,000 fewer room nights sold than in 2019, but 50,000 more sold than in 2020.
  • The county occupancy averaged 63.3%, while average daily rate was $168.
  • Among the top 25 markets in the U.S., San Diego’s ranking fell to ninth highest, behind Los Angeles, Orange County and Phoenix in the Western region comp set. Denver had the highest occupancy last week at 70%, but most top markets averaged mid to high 60s.
  • The county’s average daily rate retracted $6 over the previous week to $168, which was $10 higher than same week in 2019. San Diego’s ADR was 8th highest among top 25 markets, below Orange County ($181), Los Angeles ($178) and San Francisco ($174).  
  • Among upper upscale/upscale properties, group occupancy in San Diego was 17%, just a few points lower than previous week. Phoenix is seeing the strongest group occupancy in the west, averaging 24.8% last week, while San Francisco is the low, inching up to 7.2%.
  • The weekend did well across the region, mostly in the high 80s on Saturday night. Point Loma/Airport achieved the high at 90%.  Sunday-Wednesday nights were the lows in most areas, but the rates held strong through the week even with lower demand on weekdays. 
  • San Diego’s RevPAR of $107 was the #7 RevPAR market among the top 25, and third in the Western region behind Orange County ($117) and Los Angeles ($116).
  • Within the San Diego region, the South/East region had the occupancy high of 75.5%, as it has since the pandemic began, and the I-15 corridor the low at 53.7%
  • The highest average daily rates were along the coast in La Jolla Coastal,  Mission Bay and Del Mar/Oceanside.  
  • La Jolla Coastal RevPAR of $209 was the high in the region, with 69.6% occupancy and a $299 average rate, which was up $9 over the previous week.  
  • Downtown’s occupancy of 56.2% was at the lower end within the county, but it averaged the highest ADR ($188) following the coastal regions.
